RERA-Licensed Brokerage · Dubai, UAE

Your buyer's agent.
Every developer's shortcut.

We sit on the buyer's side of the table — matching you to the property that fits your budget and holds its value, then running the full due diligence for you. And we partner directly with Dubai's developers, so their inventory reaches you through us first.

Due diligence, done for you

Most brokers hand you a brochure. We hand you the file.

Before you sign anything, we do the checking a buyer usually has to figure out alone — title, developer, building, numbers. In writing, at no extra cost to you.

01

Title & legal checks

Title deed verification, existing mortgage or lien search, service-charge arrears, Trakheesi permit and — for off-plan — DLD project registration and escrow status.

02

Developer track record

We work with these developers daily, so we know who delivers on time, whose build quality holds up at year five, and whose handovers slip. That knowledge goes to you, not into a pitch.

03

The numbers, honestly

A one-page note per shortlisted property: DLD comparables, service charge per sqft, realistic net yield, total cost to complete and a five-year hold scenario.

04

Future value, not today's hype

Infrastructure, upcoming supply, rental depth and exit liquidity decide what your property is worth in ten years. We will tell you to walk away from a unit that fails on those.

A buyer's agent is still unusual in Dubai. Most agents you meet are paid by the seller or the developer, which means the person showing you the property is not the person checking it for you. We separate those two jobs on purpose.

What we do

We work both sides — and we're clear about which one you're on.

For buyers & investors

We represent you, not the listing.

Whole-of-market search across every developer and resale listing, then the diligence to prove the one you pick is the right one.

Budget-matched property search

You give us the budget, purpose and timeline. We come back with five to eight options across resale and off-plan — never only what pays us most.

Full due diligence on your behalf

Title and lien search, escrow and RERA project checks, service-charge history, snagging, developer delivery record — packaged as a written file before you commit.

Future-value assessment

Net yield, upcoming supply, infrastructure and resale liquidity modelled over five years — so the purchase is an asset, not just an address.

Negotiation & transaction handling

We push on comparables, secure developer incentives and payment plans, then run Form F, NOC, mortgage coordination and the Trustee Office appointment.

For developers & builders

Qualified buyers, not enquiry volume.

We take on a limited number of developer mandates and sell your inventory through consultants who have actually walked your site.

Inventory representation

Full unit inventory, floor plans, payment plans and availability held and presented by a named consultant — plus syndication to the major UAE portals as our portal comes online.

Launch & sell-out strategy

Pricing against live DLD comparables, unit-mix and release sequencing, incentive structuring, and a broker-network launch when volume is the goal.

Qualified buyer pipeline

Access to our registered investor list — budget-verified, purpose-known buyers. Fewer viewings, higher conversion, less wasted sales-centre time.

Reporting & SPA support

Weekly pipeline reporting by unit, plus reservation, SPA and Oqood registration handled end to end with your sales admin team.

We also handle leasing, property management and mortgage introductions for clients who buy through us. Where we act for a developer on a project, we disclose it in writing before you view — you always know whose side we are on.

Off-plan

We underwrite a launch before we ever recommend it.

Off-plan is where Dubai's best returns and its worst mistakes both live. These are the six checks a project has to survive before it reaches a client of ours.

  1. 01

    Escrow & registration

Is the project registered with the DLD, is there a real escrow account, and does the payment schedule actually pay into it? An unregistered project is not an investment, it is a loan to a developer.

  2. 02

    Delivery record

What did this developer promise on their last three towers, and when did keys actually turn? A twelve-month slip changes your yield maths more than a 5% discount ever will.

  3. 03

    Price against completed stock

What does a finished, comparable unit two streets away trade at today? If the off-plan price is already at or above it, you are paying the developer's margin for the privilege of waiting.

  4. 04

    Payment plan vs construction

A plan weighted to handover protects you; one front-loaded before foundations does not. We map every instalment against the actual construction milestone it is supposed to fund.

  5. 05

    Supply pipeline

How many units complete in the same district the same year? Handing over into a flooded submarket is the single most common reason a "guaranteed" rental figure never materialises.

  6. 06

    Your exit

Assignment rules, the developer's NOC fee, and whether there is a genuine resale market before handover. A unit you cannot sell until completion is a much longer commitment than the brochure implies.

We are building our developer mandates now, so we do not publish a launch list yet. If you tell us your budget and timeline, we will bring you the projects that clear these six checks when they open — and say plainly when nothing does.

Where we work

Where we actually know the buildings.

We deliberately cover fewer areas than most brokerages, because knowing which tower has the chiller problem takes years.

Dubai Marina

Deep rental demand and the city's most liquid resale market — but service charges and tower quality vary sharply street to street.

Palm Jumeirah

Scarcity-driven and largely end-user. Yields are lower than headline numbers suggest once service charges and beach-access rules are counted.

Dubai Hills Estate

Family stock built around schools and the park. Villa and apartment sub-markets behave very differently — the plot matters more than the plan.

Business Bay

The strongest short-let case in the city and the heaviest supply pipeline with it. Building selection does almost all the work here.

How it works

Four steps, no surprises at the end.

  1. 1

    Brief & budget

A 30-minute call on purpose, timeline and financing — before anyone sends you a single property.

  2. 2

    Curated shortlist

Five to eight properties, each with the underwriting note. Viewings grouped into one efficient day.

  3. 3

    Offer & paperwork

We negotiate on comparables, draft Form F, and manage NOC, mortgage and DLD scheduling.

  4. 4

    Handover & after

Keys, utilities, snagging and — if you want it let — a tenant lined up before you fly home.

Total cost to complete

The price is not the price. Here is the rest of it.

Almost every buyer we meet has budgeted for the property and not for the transaction. On a cash purchase the difference is roughly six to seven per cent.

Indicative one-off purchase costs in Dubai, worked on an AED 2,000,000 property
Cost How it is calculated On AED 2M
DLD transfer fee 4% of the purchase price, plus a fixed admin charge ≈ 80,580
Registration trustee Fixed, banded by price, plus VAT ≈ 4,200
Title deed issuance Fixed ≈ 580
Agency fee 2% of the purchase price, plus VAT ≈ 42,000
Developer NOC Set by the developer; varies widely 500 – 5,000
Cash purchase, total Roughly 6–7% above the price ≈ 129,000
If you are financing
Mortgage registration 0.25% of the loan amount, plus a fixed charge ≈ 3,790
Bank arrangement fee Up to 1% of the loan; often negotiable 0 – 14,000
Bank valuation Fixed, set by the lender 2,500 – 3,500

Indicative figures, not a quote. Fee structures change and several of these are banded or negotiable. We put the exact numbers for your specific transaction in writing before you commit to anything — that is the point of the consultation.

The costs above are one-off. Budget separately for the recurring ones: service charge per square foot, chiller if it is not included, DEWA deposit, Ejari registration, and property management if you are letting it out. Those are what turn a headline gross yield into a real net one.

Straight answers

The questions we get asked first.

Do I need to live in the UAE to buy?

No. Non-residents can buy freehold property in Dubai's designated freehold areas with no residency requirement, and the whole purchase can be completed by power of attorney if you cannot fly in. What changes for non-residents is financing: mortgage terms are tighter and the deposit is larger.

What do you charge, and who actually pays you?

On a purchase we are paid the standard agency fee at completion, which is included in the cost table above. The due diligence file is not a separate charge — it is what the fee is for. Where we hold a mandate from a developer on a project, that project pays us and we tell you so in writing before you view it, so you can weigh our advice accordingly.

Can I get a mortgage as a non-resident?

Yes, from several UAE banks, but expect a larger deposit than a resident would need, a shorter term, and a rate premium. Approval is driven by income documentation from your home country, and some banks will not lend on off-plan or on certain buildings at all. We introduce you to brokers who know which lender fits your situation — we do not take a cut of the mortgage.

Does buying property get me a Golden Visa?

Property above a set investment threshold can qualify you for a long-term residence visa, and the rules now accommodate mortgaged and some off-plan purchases that they previously did not. The thresholds and the eligible-property definitions change, and the paperwork sequence matters — a lot of rejections are process errors rather than eligibility failures. We will tell you where the rules stand when you ask, and we will not tell you a property qualifies unless we have checked it.

What is the difference between freehold and leasehold here?

Freehold gives you outright ownership of the property and, in most cases, registration of the land it sits on — available to any nationality within designated areas. Leasehold gives you rights for a fixed term, commonly up to 99 years, after which it reverts. Almost everything a foreign buyer looks at in the communities we cover is freehold, but it is always worth confirming on the title rather than the brochure.

What net yield should I actually expect?

Considerably less than the gross figure you will be quoted. Take the annual rent, then subtract the service charge, an allowance for void periods between tenants, management fees if you are not here, and chiller where it is not included. That routinely turns a headline 8% into something closer to 5–6%. We model it that way from the start, because the gross number has never paid anybody's bills.

Is off-plan safer than it used to be?

Structurally, yes — escrow requirements and DLD project registration removed the worst of the old risk, and buyers now have real protection if a registered project stalls. What escrow does not protect you against is overpaying, handing over into a supply glut, or a developer whose delivery dates slip by a year. Those are underwriting problems, not regulatory ones, which is why we run the six checks above on every launch.

I already own here. Can you just tell me what it is worth?

Yes, and without any obligation to list it with us. We build the valuation from DLD transactions in your building over the previous ninety days rather than an automated estimate, and we send it in writing. If the honest answer is that this is a bad quarter to sell, that is what the report will say.

The team

Small by design.

Every consultant is BRN-registered and specialises by community. No call-centre floor, no lead roulette.

One named consultant

The person who takes your brief is the person who runs your viewings, your negotiation and your handover. You will not be passed between desks or re-explain yourself to a new name each week.

Specialists, not generalists

Each consultant covers a small number of communities properly rather than the whole city badly. Knowing which tower has the chiller dispute is the job.

No lead roulette

Enquiries are not sprayed across a sales floor to whoever answers first. That model rewards speed over suitability, and it is why so much Dubai advice is worthless.
